Starting from the price, we build the monthly cost from its real parts: principal + interest on the loan, property tax, home insurance, PMI (only if your down payment is under 20%), HOA dues (if any), and a line for upkeep & repairs. We separate what a lender counts as your “house payment” from the all-in cost of actually living there, so you see both.
Because tax and insurance genuinely vary a lot, we show ranges, not false precision - and we label why. Property tax swings by county; insurance climbs when FEMA flags fire or flood risk on that home (so the warning turns into real dollars here). PMI only appears when it actually applies, with a plain note that it usually drops off once you reach 20% equity.
