What's a home REALLY going to cost per month?

The true monthly cost of a home is the mortgage payment plus property tax, insurance, and any HOA fee. The advertised payment alone almost always understates what you will really pay.

Why the advertised payment fools people

When you see a home online, the monthly figure usually shows just the loan. It looks affordable, and you picture yourself living there. Then reality adds three more bills on top, and suddenly the home that fit your budget does not. This is one of the most common money shocks for first-time buyers. The four pieces

  • Mortgage — the loan payment for the money you borrowed.
  • Property tax — what the local government charges to own the home, split monthly.
  • Insurance — homeowner's coverage, plus extra cover in fire or flood zones.
  • HOA fee — a monthly fee in some neighborhoods, condos, and townhomes (not all homes have one).

A worked example

Say the mortgage on a home is 1,400 a month. That is the number you usually see first. Now add the rest:

  • Property tax: 300 a month.
  • Insurance: 150 a month.
  • HOA fee: 100 a month.

True monthly cost = 1,400 + 300 + 150 + 100 = 1,950 a month.

That is 550 more than the mortgage alone — the gap that surprises a lot of first-time buyers.
