The first-year junk-mail wall

The fact that you just bought a home is public record, and scammers buy that list. Expect these within weeks - and expect to ignore them:

  • The deed-copy letter - offers an “official certified copy” of your deed for $80 - $100. Your county recorder provides one for a few dollars, sometimes free.
  • “Mortgage protection insurance” - styled to look like your lender, never required. Your loan documents already disclose every insurance that actually is.
  • “Your loan was sold - pay here now” - a real transfer notifies you in writing from BOTH servicers, and federal rules give a 60-day window where a payment to the old servicer cannot count late. Verify by phone at a number you looked up.
  • Home-warranty “renewal” letters - urgent-sounding renewals for a warranty you never bought.
  • Storm-chaser contractors - door-knockers after bad weather pushing same-day roof or driveway deals. A real contractor survives you sleeping on it.
