The Level 7 warning, repeated on purpose: price per square foot is a compass, not a ruler. It flattens away the remodeled kitchen, the busy street, the cracked foundation. Use this range to know the neighborhood - then adjust with your own eyes, the way the lesson taught. An AVM (a “Zestimate”) is a stranger's guess at a county fair: interesting, sometimes close, never the final word.
